The City of Madison is located in Dane County, a county in South Central Wisconsin with a population in excess of 400,000.   Madison itself has a population of over 200,000 and is the state Capital of Wisconsin. Madison is also the home of the University of Wisconsin, a Big 10 University and one of the largest public universities in the United States.  Madison was created in 1836 in an area of forest land surrounding the lakes in the area which was then known as the Four Lakes Region. Madison remained the capital city when Wisconsin became a state in 1848.

Today, Madison is the second largest city in Wisconsin and Dane County is one of the fastest growing counties in Wisconsin.  Madison is a vibrant city with a long history of progressive politics. In 1996 Money magazine rated Madison as the best place to live in the United States. In subsequent years Madison has been consistently ranked among the top places to live, due in large part to the favorable employment picture of the city of Wisconsin. The local economy is evolving from a governmental base to a consumer services and high-tech base, especially in the health, biotech and advertising areas. Employers find Madison's skill base an attraction. Nearly 1/2 of Madison's population has a bachelor's degree or higher.

The most notable thoroughfare in Madison is  State Street, a street that connects the University of Wisconsin campus with the State Capitol square. State Street has an eclectic assortment of restaurants, shops and coffee houses. The Downtown area around the Capitol Square has had an enormous building boom in recent years, starting with the Frank Lloyd Wright design Convention Center. There is now an arts district in the area and a performing arts building.

Dane County Farmers MarketIn the summer time, the Dane County Farmer's Market is a very popular Saturday morning event held around the Capitol Square.  In the summer, the Wisconsin Chamber Orchestra performs free concerts around the same square.  Bicycling is a very popular summer activity in Madison. The city has one of the most extensive bike trail systems in the U.S.

The Madison real estate market continues with its steady increases in property values. Since more people are moving into Madison and Dane County than are leaving, that trend is expected to continue.   There has been a fairly consistent property appreciation in the 5%-10% per year range. The average price of a single family home in Madison is $265,594 as of October 2006 with the median price being $229,526.

The inventory of Madison Wisconsin homes for sale and homes for sale in Dane County has nearly doubled the past two years. The condominium market has really emerged in the Madison area as a more affordable alternative to single family homes. The Madison WI condos average sale price is $198,178 with a median of $164,900, as of October 2006.
